Florence roofs at a glance
Florence is one of Arizona's oldest towns and the seat of Pinal County. Its historic downtown includes territorial-era adobe and brick buildings and the historic Pinal County Courthouse. Most of the town's newer housing is in master-planned communities built from the mid-2000s on, especially Anthem at Merrill Ranch, which includes an active-adult section alongside all-ages neighborhoods.
That gives Florence a distinctive mix of roofs:
- Concrete tile on most homes in Anthem at Merrill Ranch and other newer subdivisions.
- Shingle and flat roofs on older homes in and around the original townsite.
- Low-slope and foam roofs on some historic and mid-century homes, plus patios and additions.
- Manufactured homes in several communities around town.
Common roof problems in Florence
Tile underlayment reaching middle age
Many Anthem at Merrill Ranch homes were built starting in the mid-2000s, which means original underlayment is approaching the age where failures begin. Leaks after heavy storms are often the first sign. See tile underlayment replacement.
Wind exposure
Florence sits in open desert, with long stretches of farmland and open land around it. Storm winds have room to build, and loose tiles and shingles are frequent casualties. See storm damage roof repair.
Older roofs on historic and mid-century homes
Older homes may have flat or low-slope roofs, parapet walls and decades of patchwork repairs. These roofs need careful diagnosis, good flashing at parapets and, often, foam repair or coatings.
Coating maintenance on flat roofs
Foam and flat roofs need recoating on schedule to survive the sun. See roof coatings.
HOAs and active-adult communities
Anthem at Merrill Ranch and other Florence communities have HOAs with architectural rules covering roof colors and materials. Repairs with matching materials usually do not need approval, while full replacements and color changes typically do. The roofer can provide product details for your application.
For homeowners in active-adult neighborhoods, we make the process easy: clear communication, photos of everything, and a written estimate before work starts. Family members are welcome to join the conversation.
