Red Mountain Ranch is a master-planned community in northeast Mesa, with Red Mountain to the north and a Pete Dye–designed 18-hole golf course at its center. Its roughly 1,600 homes were built mostly from the late 1980s through the 1990s, with a median build year around 1994. That makes it one of the area's more mature communities, and many roofs are due for major work. Call or text (602) 339-9540.
Red Mountain Ranch roofs at a glance
- Built mostly late 1980s to late 1990s, so many original roofs are 25 to 35 years old.
- Mediterranean-inspired single-family homes, mostly with concrete tile, plus Pueblo Revival–style townhouses with flat roofs.
- Larger custom homes near the mountains with complex roof lines.
- Golf course lots with more wind exposure and the occasional golf ball.
Common roof problems in Red Mountain Ranch
Underlayment past its life
Homes with original underlayment are well past the range Arizona roofers expect it to last. Even homes re-felted 15 to 20 years ago may be due again. See tile underlayment replacement.
Discontinued tile
Tile from the late 1980s and 1990s is often no longer manufactured, which complicates repairs. A new tile roof can be the better long-term answer when many tiles are damaged.
Flat roofs on Pueblo-style townhouses
Pueblo Revival townhouses typically have flat roofs with parapet walls. They need regular roof coatings, clear drains and good parapet flashing. See foam and flat roof repair.
Storms off the mountains
Storms building over Red Mountain and the Usery Mountains can hit northeast Mesa hard. See storm damage roof repair.
HOA guidelines
Red Mountain Ranch homes are governed by community and sub-association guidelines covering roof materials and colors. Replacements and color changes usually need approval. Townhouse roofs may be the association's responsibility, so check your CC&Rs.

Frequently asked questions
My Red Mountain Ranch home is from the early 1990s. What should I expect?
If the underlayment is original, it is very likely due for replacement. An inspection will show whether an underlayment replacement or a new tile roof makes more sense.
Do you work on the flat-roof townhouses?
Yes. Flat roofs need recoating, drainage and parapet flashing maintenance. Check whether your association handles roofs first.
Can a golf ball break my roof tile?
Yes. A direct hit can crack concrete tile. Course-side homes should check for cracked tiles periodically.
